Under federal law, a seller of residential real property that was built prior to 1978 must disclose to the purchaser the existence of lead-based paint or lead-based paint hazards that the seller is actually aware of, and any known reports or records concerning lead-based paint or lead-based paint hazards. The buyer must be given a 10-day period to inspect for lead-based paint or lead-based paint hazards. That time period may be modified by mutual agreement of the parties. C.A.R. Form LPD, once completed, satisfies the federal requirement.
